1962, between PHILIP 1dORRI3 INCORPORATED, a Virginia cor-
poration, (hereinafter called "Grantor"); and VIRGINTA
ELECRRIC AND POWER COMPANY, a Virginia corporation (herein-
after called "Grantee");

ledged, Grantor hereby grants and conveys unto Grantee, the

All that certain piece or parcel of
land lying, being and situate in Middle
River Magisterial District in Augusta
County, Virginia, being more particular-
ly described as follows:
8eginnin ; at a point in the northeas-
terly line of State Highway Route No. 612,
which point is marked by an iron pin and
is S. 50 degrees 32' E. 29.35 feet along
said Highway line from a point and is
northeastwardly 55 feot, measured at right
angles, from Station 84 plus 50 in the
center linerof said Highway; thence N.
39 degreea 09' E. 234.98 feet'through Gran-
tor's property to a point, marked by an
iron pin; thence S. 55 de ;reefs Ol' E.
195.00 feet throuGh Grantor's property to
a point, marked by an iron pin; thence S.
34 degrees 59' W. 30777 feet through
Grantor's property to a point in the north-
easterly line of said State Highway Route
No. 612, marked by an iron pin; thence N.
46 degrees 11' W. 87.14 feet along said
Highway line to a point, marked by an iron
pin; thence N. 50 degrees 32' W. 130.00 feet
along said Highway line to the point of be-
ginning; and containing 1.388 acres; said
piece or parcel of land being shown on plat
marked "Plat Shotdxig Portion of Property
Standing In Nazne of Philip Nforrig Incorpor-
ated, Middle River District, Augusta County,
Virginia, " dated August 27, 1962, made by
Johnson & Williams Assoc., Enf,rineers,
Staunton, Virginia, hereto attached and made
a part hereof.
Said piece or parcel of land is a por- .
tion of the same property which was conveyed
to Philip Tdorris, Incorporated, by A. S. R.
Products Corporation, by deed dated April
28, 1960, recorded in the Clerk's Office of
. the Circuit Court of Augusta County, in
'Deed Book 453, page 141.

Grantee the right to trim
and cut all trees located on property of Grantor adjacent
to the parcel of land above described, which in the opinion
of Grantee, constitute a hazard to or may endanger the safe
land proper operation of the facilities of Grantee.
~ For the consideration aforesaid, Grantor hereby
further grants and conveys unto Grantee the right and pri-
vilege to use a strip of land for ingress to and egress from
said piece or parcel of land, and to construct and maintain
a roadway on said strip of land, which strip of land is des-
~ cribed as follotvs =
Beginning at a point in the northeas-
terly line of State Highzray Route No. 612,
which point is marked by an iron pin and
is S. ~+6 degrees 11' E. 87.14 feet along
said HighVray line from an angle point
therein, which point is marked by an iron
pin; thence N. 34 degrees 59' E. 48.10
feet to a point; thence 3. 44 degrees 04'
E. 74.42 feet to a point; thence S. 53
degrees 40' W. 50.00 feet to a point in
the northeasterly line of said State High-
way Route No. 612; thence northi:'ewtivardly
along said Nighrray line, be -a curve to
the right having a radius of 81#8.51 feet,
an arc distance of 41.84 feet to a point;
thence N. 46 degrees 31l W. 16.83 feet to
the point of beginning.
The Grantor covenants that it has the right to
convey said land to the Grantee; and that it has not done
or suffered anything whereby the said premises have been
encumbered in any way except, howeverO that this conveyance
is aubject:
1. -7.~o any consents, easements or license agree-
ments pertaining to or 3.n connection with any
: sewerage disposal projeets, or Sas, electric,
telephone or other utility service contracts and
other easements of record; and

2. To any state of facts tlhl.ch an accurate
survey would show and which an inspection
might show.
